Please read these Terms & Conditions carefully before registering or accessing GlobalXRA marketplace services, site visit verifications, listings, and digital ecosystem features.
Real Estate Marketplace
GlobalXRA is a digital marketplace connecting buyers, independent agents, and developers. We do not act as broker or principal in transactions.
RERA & Compliance
Agents and developers are solely responsible for RERA registrations, listing accuracy, title verification, and statutory compliance.
Subscriptions & Coins
Tier listing quotas (properties + represented projects), site visits, and GR Coin rewards are governed by explicit platform policies.
1Acceptance of Terms
By accessing or using GlobalXRA (“Platform”, “Website” or “Services”) provided by GlobalXRA Technologies Private Limited (“GlobalXRA”, “we”, “us”, or “our”), you acknowledge that you have read, understood, and agree to be legally bound by these Terms and Conditions (“Terms”) and our Privacy Policy.
If you do not agree to these Terms, you must not register an account or use our Platform.
2Eligibility and Account Registration
You must be at least 18 years old and competent to contract under applicable laws to register an account on GlobalXRA.
- You agree to provide accurate, current, and complete information during registration and keep your account profile updated.
- You are responsible for maintaining the confidentiality of your login credentials and one-time passwords (OTPs).
- You agree to notify GlobalXRA immediately of any unauthorized use or security breach concerning your account.
- Users may register under one of the designated account roles: Property Seeker (Customer), Real Estate Agent, Builder/Developer, or Relationship Manager (RM).
3Role of GlobalXRA as an Intermediary Platform
GlobalXRA operates exclusively as an online communications and technology platform facilitating connections between property buyers, independent agents, and developers.
No Brokerage or Agency Relationship: GlobalXRA is not a real estate agent, broker, developer, or legal advisor. We do not own, sell, lease, manage, or inspect physical real estate properties unless explicitly stated in writing.
Independent Negotiations: Any agreements, contracts, deposits, or transactions entered into between buyers, agents, and developers are strictly between those independent parties. GlobalXRA is not party to and bears no liability for transactions, representations, or disputes arising between users.
4Listings, Project Representation & RERA Compliance
Users who publish property listings or showcase developer projects agree to the following commitments:
- Accuracy: All property descriptions, pricing, dimensions, images, floor plans, and amenities must be truthful and accurate.
- RERA Compliance: Agents and developers must comply with the Real Estate (Regulation and Development) Act, 2016 (RERA), state RERA rules, and provide valid RERA registration numbers where applicable.
- Project Representation: Agents requesting representation for developer projects must receive developer approval. Represented projects and published properties combined count toward the agent's subscription listing quota.
- Prohibited Content: You must not upload duplicate, fake, expired, infringing, or unauthorized property documents.
5Site Visits & Verification Procedures
GlobalXRA provides site visit booking and verification tools to enhance transparency and security:
- Site visits may require GPS-based location check-in or selfie verification to authenticate attendance.
- Circle Relationship Managers (RMs) or designated reviewers may verify completed visits before platform reward coins are distributed.
- Submitting falsified check-ins or attempting to exploit visit rewards constitutes a material violation leading to immediate account termination.
6Subscription Plans, Quotas & GR Coins
Certain platform features require active paid subscriptions or platform credits:
- Subscription plans (e.g. Free, Prime, Elite) carry specific active listing limits. Active listings include both own published properties and approved represented developer projects.
- Fees paid for subscriptions or lead unlocking are non-refundable unless required by applicable law or authorized in writing.
- GR Coins are promotional, non-cash platform units designed solely for redemption and unlocks within the GlobalXRA ecosystem. Coins hold no cash equivalent and cannot be redeemed for fiat currency.
7Intellectual Property Rights
All trademarks, logos, visual interfaces, algorithms, software, and proprietary content on GlobalXRA are the exclusive property of GlobalXRA Technologies Private Limited or its licensors.
By submitting photographs, descriptions, or reviews to the Platform, you grant GlobalXRA a non-exclusive, worldwide, royalty-free license to use, display, reproduce, and distribute the content solely in connection with operating and marketing the Platform.
8Disclaimer of Warranties & Limitation of Liability
THE PLATFORM AND SERVICES ARE PROVIDED ON AN “AS IS” AND “AS AVAILABLE” BASIS WITHOUT WARRANTIES OF ANY KIND, WHETHER EXPRESS OR IMPLIED.
GLOBALXRA DOES NOT WARRANT THAT PROPERTY INFORMATION IS ERROR-FREE, TITLES ARE CLEAR, OR PROPERTY TRANSACTIONS WILL RESULT IN SUCCESSFUL CLOSINGS. USERS ARE ADVISED TO CONDUCT INDEPENDENT LEGAL AND TECHNICAL DUE DILIGENCE BEFORE ENTERING INTO REAL ESTATE TRANSACTIONS.
IN NO EVENT SHALL GLOBALXRA BE LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING FROM PLATFORM USAGE.
9Termination & Suspension
GlobalXRA reserves the right to suspend or terminate accounts that violate these Terms, engage in fraudulent activities, submit fake listings, or breach applicable RERA guidelines. You may deactivate your account at any time via your account settings.
10Governing Law and Dispute Resolution
These Terms shall be governed by and construed in accordance with the laws of India. Any disputes arising out of or in connection with these Terms shall be subject to the exclusive jurisdiction of the competent courts in Bengaluru, Karnataka, India.
